John Leaves

Today was John's last day at Titans Gym and Fitness. He has worked here since October 2003. I was forced to give John 4 weeks notice last month. This was forced upon me finacially due to the fact that the gym faces large payments against debt secured to finance the constuction of the Aerobics Hall in feb 2004, and more recently, the opening of the newly converted adjoining building in aug 2005. This is to spite the fact these two major expansions have led to a large increased in memberships. May i take this opportunity to thank John for his knowledge and advice given, not just to the members, but also to myself, and i wish him all the best for the future.

Property Sales & Gym Relocation

This report is further to that of 24th November 2005 below, which detailed my current negotiations with the council with regards to relocating the gym to allow the church road corridor to be regenerated. Please not that this relocation will not lead to any business down time and will result in the gym being relocated somewhere in church road, in a brand new purpose built building, as stated below. I mentioned that Mr Harvey Sunderland, acting for surveyors chartered by the council, had already been in contact with me regarding the sale of the property neighbouring the gym which is owned by myself. As of date, he has yet to make me a feasible offer, so if such an offer is not forthcoming in the immediate future, this property will be placed on the open market for sale via property auctions and via adverts in property magazines (no leeching estate agents will be used). As mentioned below, the money generated by this will be used to further develop the gym. With regards to a property being erected for the relocation of the gym, I have been informed that building work will start on the land opposite the gym in the autumn of this year. However, I have not yet been in any negotiations with the council regarding this and will keep everyone informed of progress as it happens.

Gym Relocation

This news post is further to the article “Council Regeneration” posted on 13th September this year. I had a meeting yesterday with a Mr. Harvey Sunderland, a chartered surveyor hired by the local council. He confirmed that the council are indeed demolishing all the properties along the “Church Road Corridor”. This will include the group of properties housing Titans Gym and Fitness. There is still no exact lead time as to the fruition of this, but the properties opposite the gym were bought and demolished by the council late last year. Recently they have made offers on and bought several neighbouring properties to the gym. The council are certainly keen to buy up all the properties along this corridor as soon as they can. They have informed me that they intend to do this through negotiation rather than through CPO (Compulsory Purchase Order). I was informed yesterday by Mr. Sunderland that it is his job to ascertain a full and fair OMV (Open Market Value) on all the properties. He also explained that any existing businesses would be relocated in new units along “The Church Road Corridor” which will be built by the developers Lovell. He explained that these units will be built and ready before the council demolish any existing properties containing commercial or residential tenants. Any properties which the council buy that are tenanted will remain so with the council taking over as landlords for the time being. This way, these tenants can be re-located to these new units without causing any business downtime. Furthermore, the council will foot any associated re-location costs these businesses may face. I explained to My Sunderland yesterday that until I have a definite re-location plan in writing, then I am not willing at the moment to negotiate on the properties housing the gym. However, I explained that I am open to offers for the neighbouring property, owned by myself, currently let out on a commercial basis as offices. My intention is to sell this property to the council and spend the money on paying off debt as well as further improving the existing gym by opening it out and adding more equipment. If the council come back with a good offer, this will hopefully take place in the early New Year. Later on in the New Year, if the council buy the properties housing the gym, and Lovell begins work on the new units opposite, the gym may well be moved across the road into brand new premises. This will definitely happen some time, and most probably sometime in 2006, if not definitely in 2007. Please note that at no stage will the gym be closed, it will be re-located with zero business down time.

Gym Instructor Qualifications

Martin has written an article covering several aspects of gym instructor certification and qualification. Based on the number of companies out there offering instruction courses, and with only a handful of official guidelines, it is very difficult to gague the quality of a gym instructor by their qualifications. An unqualified former bodybuilding champion is going to be able to give far more and far better advice for training than a freshly qualified school leaver, but to ignore qualifications completely will ruin what standards are currently out there.

Biggest Deadlift in History!

It was reported yesterday on ironminds.com that at the recent World Powerlifting Championships in Helsinki, Benedikt Magnusson deadlifted 440kg, the biggest deadlift in history. He opened the deadlift with a new record of 226kg, before England's Andy Bolton lifted 427.5kg. Magnusson then smashed the world record with a 440kg lift. (Thats 968lb, or 69 stone 2lb!) Incidentally the most i have ever managed to pull so far is 280kg. It is incredible to think there are human beings out there capable of such amazing feats of strength.

Regeneration

It was reported on 15th December (in the news archive section) last year how The Council are regenerating the Church Road Corridor. Last year I had a meeting with one of the Economic Development Officers from The Council, Mr James Hurley, who informed me it was The Council's aim to demolish and re-site buildings along the Church Road Corridor. He stated that they didn't know at the time exactly which buildings were to be demolished. There was a possibility they may leave certian buildings standing and develop around these buildings, or else demolish entire blocks of buildings and re-develop the entire area. In August this year I attended another meeting run by The Council at which they expressed their desire to demolish everywhere along the Church Road Corridor and re-develop the sites.Again, like last year, this desire was still not definite. Recently I have heard that a few owners of properties in The Church Road Corridor have been made offers for their properties by The Council. I would at this stage like to stress that I own 4 properties in The Church Road Corridor, two of which house Titans Gym and Fitness, ansd at no time yet have I been approached by The Council with an offer to buy the properties. However, if I am forced to sell the properties to the council to keep in with their regeneration plans, then I'd like to stress that this will not affect the running of the gym.I have sought legal advice and have been informed that before The Council become owners of the properties housing the gym, if they were to make an offer, then they would legally have to provide me with a new building to house Titans Gym and Fitness and this building would have to be completed and kitted out, ready for a gym re-location, before they took ownership of the properties housing the current gym. Furthermore, this re-location would have to be within the Church Road Corridor and would have to result in zero business down time. So to conclude, there is a possibility the properties housing the gym may be purchased by The Council as part of their regeneration plans. If this does take place then the gym will simply be re-located and will not close.

Extension Open!

The building next door acquired by Titans Gym last November 2004 has now been completely renovated and will be opening Monday 1st August 2005. This will house a new reception area as well as a new cardio area. Other renovations on the gym, including removing internal walls to make a larger gym as well as a complete decoration and the addition of more equipment will continue to take place throughout the year.

Extension

The extension work next door is nearly done with a lead time to opening the end of the month. This will provide a new reception area and a new cardio area.
